Pay: $45–$55 per hour, all hours worked
Start Date: ASAP
Position Overview
We are seeking an experienced Project Executive to represent building owners and condominium associations on complex capital improvement projects.
This role manages projects from planning and contractor selection through construction, closeout, and warranty administration. The Project Executive will advise clients, oversee contractors and consultants, monitor budgets and schedules, conduct site visits, and present project information to Board members and homeowners.
This is a client-facing owner’s representative position rather than a traditional general contractor project management role.
Responsibilities
- Serve as the primary advisor to building owners, association Boards, and property managers.
- Manage multiple capital improvement and occupied-building renovation projects.
- Coordinate engineers, architects, contractors, consultants, and property management teams.
- Review drawings, specifications, bids, contracts, schedules, and scopes of work.
- Monitor budgets, contingency usage, pay applications, and change orders.
- Conduct regular site visits and evaluate contractor progress and quality.
- Track project risks, open issues, milestones, and required decisions.
- Prepare progress reports, Board presentations, meeting minutes, budget summaries, and schedule updates.
- Support project closeout, punch-list completion, warranty documentation, and final turnover.
Projects may include concrete restoration, structural rehabilitation, waterproofing, roofing, balconies, windows and doors, MEP upgrades, elevators, fire protection systems, interior renovations, and amenity improvements.
Qualifications
- 10+ years of construction project management, construction administration, or owner’s representative experience.
- Experience managing capital improvement, restoration, or renovation projects.
- Experience working in occupied buildings.
- Strong knowledge of construction contracts, budgets, schedules, pay applications, and change orders.
- Ability to read construction drawings and specifications.
- Strong client-facing communication and presentation skills.
- Ability to explain technical issues to non-technical stakeholders.
- Highly organized and able to manage multiple projects.
- Proficiency with Microsoft Office.
- Ability to travel regularly to project sites throughout South Florida.
Experience with condominium projects, concrete restoration, structural repairs, waterproofing, roofing, building-envelope systems, or Florida construction is strongly preferred. A degree in construction management, engineering, architecture, or a related discipline is preferred but not required.
